Commercial Parking Lot Snow Stacking Strategy

Commercial Snow Management

Where you pile snow in a parking lot determines how much usable space you retain through winter — poor stacking strategy progressively reduces capacity and creates safety hazards.

Designate stacking zones at the beginning of the season before any snow falls. Identify the corners and peripheral areas of the lot that can absorb snowpile volume without reducing parking capacity or blocking sight lines. Mark these zones for your operator so that snow is consistently directed to the correct locations.

Liability and Safety

Accessible space preservation: snow must never be piled in or adjacent to accessible parking spaces or their access aisles. Even temporarily blocking an accessible space is an accessibility violation. Stacking zones must be planned to keep all accessible areas completely clear throughout the season.

Fire hydrant clearance: snow piles must never block fire hydrant access. The required clearance zone around hydrants is typically 1.5 to 3 metres depending on municipal bylaws. When plowing near hydrants, leave a specific clearance zone and ensure operators know the hydrant locations.

Reliable Winter Services

Compaction operations: once stacking zones reach 1.5 to 2 metres, a front-end loader or tractor can compact the pile by driving over it, reducing volume by 30 to 40% and extending the useful capacity of the zone. Schedule compaction mid-season when piles are approaching capacity rather than waiting until overflow blocks operational areas.

End-of-season snow pile locations: large snow piles in shaded areas can persist well into April or even May. As the lot begins to be used for spring events or more intensive parking, these piles become obstacles. Monitor pile melt and adjust operations to direct customers away from areas adjacent to large remaining piles.
