Commercial Parking Lot Salting: Application Rates and Timing

Commercial Snow Management

Over-salting is expensive and environmentally damaging. Under-salting is a liability. Getting the application rate right requires experience and weather awareness.

Salt application rates for parking lots are typically measured in grams per square metre. Ontario municipalities use roughly 20 g/m² as a standard application rate for road maintenance. Commercial parking lots often start in the same range, adjusting upward in heavier precipitation or rapidly dropping temperatures.

Liability and Safety

Temperature affects salt effectiveness more than volume. At -5°C, a standard salt application is effective within 15 to 30 minutes. At -10°C, the same application takes 45 to 60 minutes and may require more product. Below -15°C, alternative products like calcium chloride perform significantly better than rock salt.

Timing is as important as rate. Salting a lot that still has active snowfall is often ineffective because new accumulation dilutes and buries the product before it can act on the surface. For light, steady snowfall, salting after the event ends is more efficient. For heavy events, mid-storm application helps prevent bonding.

Reliable Winter Services

Liquid brine pre-treatment reduces solid salt usage by 40 to 60% over a winter season. Brine is applied before a weather event and prevents snow from bonding to the surface, making dry plowing more effective and reducing the total salt needed afterward.

Environmental management of parking lot salt is increasingly regulated. Salt runoff affects groundwater, vegetation, and drainage systems. D&D Snow Services uses calibrated spreaders to apply the minimum effective amount and prioritizes lower-chloride products where environmental sensitivity is a concern.
