In-ground heating systems that prevent snow and ice accumulation on driveways and walkways are a significant investment — but for the right property, the math can work.

Radiant in-ground heating systems for driveways use either electric heating cables or a hydronic system of heated water tubes embedded in the concrete or pavement. When activated — manually or via a smart sensor that detects temperature and moisture — the system warms the surface from below, preventing snow accumulation and ice formation.

When and How We Clear

Electric cable systems are easier to install in existing driveways (the cables are embedded in a surface overlay) and cost less upfront than hydronic systems. Operating costs are higher per square foot because electricity is more expensive per BTU than natural gas. For small driveways or walkways in the 30 to 50 square metre range, electric systems are the practical choice.

Hydronic systems circulate heated water from a boiler through PEX tubing in the pavement. They cost more to install but significantly less to operate per square foot, making them the preferred choice for larger areas — long driveways, parking areas, or commercial walkways where the area exceeds 100 square metres.

Winter Peace of Mind

Smart controls with precipitation and temperature sensors automate activation. When the sensor detects moisture combined with temperatures below a set point, the system activates automatically. Without smart controls, the system relies on the occupant to anticipate weather events and manually activate it in advance.

The cost to eliminate professional snow removal versus the installed cost of a heated system requires a multi-decade payback calculation. For most Ontario properties, the economics favour a professional snow removal contract over an in-ground system except for very specific applications where manual access to the property for service is impractical.
