Snow Removal Contracts
Hiring the right snow removal contractor requires evaluating more than price — these criteria protect you through the entire winter season.
Insurance verification is the first and non-negotiable step. Request a certificate of insurance showing commercial general liability coverage at minimum $2 million per occurrence. The certificate should name you as additional insured. Do not proceed with any contractor who cannot provide current insurance documentation before work begins.
What's Included
References from current-season clients provide the most relevant performance information. Ask for 3 to 5 client references from properties similar to yours — commercial references for commercial properties, residential for residential. Call each reference and ask specifically about response times, communication during storms, and whether they would re-hire.
Equipment inspection or inventory: ask your prospective contractor how many trucks and operators they have, and how many accounts they service. A contractor with 2 trucks and 80 accounts has far less capacity to respond to simultaneous service demands during a major storm than one with 6 trucks and 80 accounts. Understand their capacity before committing.
Getting a Quote
Contract clarity: the written contract should specify exact scope, trigger depth, response time SLA, documentation provided, insurance terms, payment schedule, and what happens when the SLA is missed. A contract that's vague on any of these points is an agreement that will be disputed when conditions are unfavourable.
Season length and late-storm coverage: Ontario winters can produce significant snowfall in November and even into April. Ensure your contract specifies the exact service period — most contracts specify December 1 through March 31 at minimum, with some extending to April 15 or April 30 to capture late-season events.
